About Your Home Inspection
The whole-house inspection Andy performs for you will be complete and in-depth .  Please plan to allow about 3 hours for the physical inspection.   Clients are encouraged to accompany Andy as he inspects the various aspects of the home.   You may be surprised at how much you learn!
 
When you call or e-mail to schedule a home inspection, you will be asked to read and sign a pre-inspection agreement.  This agreement helps to prevent misunderstandings.   A home inspector can comment only on conditions in the home that exist on the day of the inspection.  Every house has issues.  Most issues are common deferred maintenance problems.  But some houses will have major discrepancies.  Whether minor or major, Andy will explain discrepancies in a clear and understandable manner.
 
Here is one example of how Andy deals with a common problem in our area: moisture in basements and crawl spaces.  He will be looking closely for signs of moisture (water stains, efflorescence, rust) and will also utilize an electronic moisture meter which can detect moisture in locations where it is not visible.  However, no one can guarantee an area which is dry today will stay dry indefinitely.  Your home inspection report, coupled with the disclosure form completed by the home sellers. provides you with as much information about the overall condition of the home as possible.
 
Your home inspection, on average, will encompass more than 120 different inspection points.   Below is a list of some of the major items and systems Andy will inspect on a typical home:

Items and systems are inspected for condition, serviceability, functionality, and operation.   Standard maintenance issues shouldn't derail a home sale. Anything can be fixed.   The question is, of course, at what cost?
